University of Mississippi On-Campus Student Housing

In 2025, Provident Resources Group (“PRG”) was selected to partner with the University of Mississippi to deliver a large-scale, multi-phase on-campus student housing development designed to address sustained enrollment growth and a documented shortage of modern undergraduate housing, specifically focused on freshman students.

In 2025, Provident was proud to have been selected to partner with Wake Forest University to expand and modernize their campus footprint with a Class-A administrative office building.

San Antonio, Texas

Los Cielos at Brooks

In December 2022, Provident, in partnership with the Brooks Development Authority and Preston Hollow Community Capital, reached financial close on up to $115 million in Project Revenue Bonds for its Los Cielos Residential Rental Housing Development in San Antonia, Texas.

  

The Project, a 494-unit build-to-rent residential community on the site of the former Brooks Air Force Base, is being developed to meet the housing needs of the surrounding community, especially members of the workforce who have found it challenging to achieve homeownership close to their place of employment.  

Developed by AHV Communities, Los Cielos will be the newest addition to the massive Brooks campus, a 1,300-acre mixed-use community with about 1,700 residents, 5,300 workers and 2,500 students.   

San Diego Community College District Affordable Student Housing Project

In December 2025, Provident, through PRG – SDCCD Properties LLC, partnered with the San Diego Community College District (“SDCCD”) to facilitate the development of 797 beds of affordable student housing on the core campus of San Diego City College. 

University of Rhode Island Student Housing Project

In October 2025, Provident, through PRG – RI Properties LLC, partnered with the University of Rhode Island (“URI”) to finance 1,114 beds of new student housing across 3 on-campus facilities.  The primary objectives of the Projects are to provide new housing to decommission aging housing stock with significant deferred maintenance, eliminate triple occupancy units, increase the number of sophomores, juniors, seniors, and graduate students living on the Kingston Campus, modernize URI’s housing portfolio, and to focus on affordability by charging rents that bring value to an increasingly costly market.

University of Mississippi Student Housing Project

In 2025, Provident assisted the University of Mississippi, a.k.a. “Ole Miss” in meeting its urgent need for student housing to accommodate its steadily expanding enrollment base, having seen its full-time equivalent enrollment rise more than 25% over the past 4 years.  The first of 3 phases, Kincannon Hall will provide much-needed new on-campus housing primarily for incoming freshmen.

University of Akron Student Housing Acquisition Project

In December 2025, Provident was honored to be called to assist the University of Akron in addressing long-overdue deferred maintenance needs within its existing on-campus housing portfolio, right-size that portfolio to meet newly stabilized enrollment levels and enhance the University’s liquidity position.

University of Washington Phase II Student Housing Project

In May 2025, Provident was proud to join the University of Washington on the second phase of our partnership. Blakeley and Laurel Village will provide much-needed housing for students, faculty and staff of UW’s flagship Seattle campus.

Medford and Somerville, Massachusetts

Tufts University Student Housing Project

In early 2025, Provident was proud to have been selected to partner with Tufts University to address their significant need for cost-effective on-campus housing in the face of an increasingly expensive Boston metropolitan rental market.

Indianapolis, Indiana

University of Indianapolis Student Housing Acquisition

 In March 2025, Provident closed on the acquisition of 3 apartment style student housing projects on the campus of the University of Indianapolis, a private higher education institution with 4,500 students located in Indianapolis, Indiana.

West Palm Beach, Florida

Palm Beach Atlantic University - Student Housing Project – Phase II

In June of 2025, Provident proudly partnered with Palm Beach Atlantic University for their Phase II student housing project, scheduled to open in Fall 2027. Unlike their Phase I student housing project, this second phase will encompass a dining facility, parking garage, and wellness center for the University. 

Baton Rouge, Louisiana

Louisiana State University Greenhouse District Project (Phase II)

Working with an established team on the flagship campus of Louisiana State University, in our hometown of Baton Rouge, Provident is proud to have served an integral role in the multi-phase, multi-purpose transformation of the Nicholson Drive corridor, the largest under-developed tract of University-owned property adjacent to LSU’s campus core.

Montclair, New Jersey

Montclair State University - The Heights

The Heights goes a long way in allowing MSU to accommodate more residential students and guarantee on-campus housing to all interested students.

Towson University, Towson, MD

Towson Place Apartments

Towson Place Apartments has provided a much needed addition to the Towson University housing supply and has also relieved the stress on other student housing in the county that can serve students at other colleges and universities.

New Orleans, Louisiana

Louisiana State University Health Sciences Center

Provident is proud to have partnered with the LSU Health Sciences Center and the LSU Health Foundation to develop a new, state-of-the-art student and faculty housing facility in the heart of the medical district in downtown New Orleans.

Boston, Massachusetts

UMass Boston Student Housing Project

Provident is proud to have partnered with the University of Massachusetts Building Authority alongside UMass Boston, to develop a new, state-of-the-art student housing facility in the center of its Boston campus. Despite enrollment of more than 17,000 students, the Project represents the first on-campus student housing facility for the University.

Baton Rouge, Louisiana

Working with an established team on the flagship campus of Louisiana State University, in our hometown of Baton Rouge, Provident is proud to have served an integral role in the multi-phase, multi-purpose transformation of the Nicholson Drive corridor, the largest under-developed tract of University-owned property adjacent to LSU’s campus core.

Kean University Union, New Jersey

Kean University - Cougar Hall

The University completed its most recent Campus Master Plan in 2012 which outlined the 2020 Vision for the University and identified the expansion of student housing as a critical component of the University’s academic mission. To meet this vision, Provident, with its partners, developed a new 385-bed freshman building located on the campus of the University.

Rowan University Glassboro, New Jersey

Rowan University - Holly Pointe Residence Hall

Provident was selected by Rowan University to develop, own and operate two on-campus student housing facilities to consist of a total of 741 units containing 1,413 beds. The project consists of two buildings interconnected with bridges above ground level on Rowan University’s campus. The facility includes 36 residential pods, each of which contains approximately 18 double occupancy rooms, one RA room, and two single occupancy rooms, a common lounge, and shared bathrooms. The buildings also include apartments for the Resident Director and for faculty or visiting scholars as well as offices for management staff. The site on which the project is constructed has been leased to Provident for the duration of the financing.

University of Illinois Hospital and Health Sciences Chicago, Illinois

University of Illinois Chicago - Surgery Center & Specialty Clinic

A new approximately 200,000 square foot, six-story Surgery Center and Specialty Clinic and related amenities and improvements, located on property owned by the University of Illinois in Chicago, exclusively for the benefit and support of the University and its Hospital and Health Services Facilities System.

University of Illinois Urbana-Champaign, Urbana-Champaign, Illinois

UIUC Campus Instructional Facility & Feed Technology Center

Provident is proud to have partnered with the University of Illinois for an exciting academic project on its flagship Urbana-Champaign campus. Financed in May 2019, the UIUC project provides for integral advancement for the academic mission of the University.

Dartmouth, Massachusetts

UMass Dartmouth Student Housing Project

Following the success of the UMass Boston Project, Provident once again joined with the UMass Building Authority and the University of Massachusetts to finance and develop a student housing project on the University’s Dartmouth campus.

Atlanta, GA

Georgia ProtonCare Center Inc.

Provident is proud to have joined forces with Emory Health and the Winship Cancer Institute to bring state-of-the-art proton therapy technology to mid-town Atlanta. The only facility of its kind in Georgia, the Emory Proton Therapy Center utilizes the most advanced technology in radiation oncology to deliver results for its patients.

Irving, Texas

Westin Irving Convention Center at Los Colinas

Provident is proud to have partnered with the City of Irving, Texas to finance the development, construction and operation of the City’s new convention center hotel, a 350-key Westin adjacent to the Irving Convention Center in Los Colinas. This long-awaited project has provided a valuable amenity for the benefit of the City and its 275,000 square foot convention center and has contributed to continued economic development efforts in the surrounding area.

Harlingen, Texas

Harlingen Convention Center Hotel

Provident is proud to have partnered with the City of Harlingen, Texas to finance the development, construction and operation of the City’s new convention center hotel, A 5-story 295,000 square foot Hilton Garden Inn Hotel consisting of 149 rooms, meeting space, restaurant, bar, fitness center, pool and related amenities.

Boca Raton, Florida

Lynn University - Student Housing Project

A new 112,370 square foot student housing facility and related common space, located on the campus of Lynn University.

West Palm Beach, Florida

Palm Beach Atlantic University – Student Housing Project

A new 163,000 square foot student housing facility and related common space, located on the campus of Palm Beach Atlantic University. The Project is located on PBAU property and exists exclusively for the benefit of PBAU and its students.

San Diego, California

San Diego State University - M@College Student Housing Project

Provident acquisition of an existing student housing project just outside the gates of San Diego State University.

Williamsburg, Virginia

William & Mary - Campus Housing & Dining Project

Provident proudly served as the Owner/Borrower for an ambitious project at William & Mary, Virginia's esteemed institution established in 1693. With a commitment to modernizing and replacing aging on-campus student housing and dining facilities, the team successfully reached financial close by securing over $242 million through tax-exempt revenue bonds. Collaborating with key stakeholders, including William & Mary, Balfour Beatty Campus Solutions, LLC, and others, we ensured the realization of these essential projects. Provident takes immense pride in contributing to the enhancement of student life and the future of higher education at this historic institution.

University of Tennessee Knoxville - Student Housing Project - Phase I

Provident takes pride in being chosen as the Owner/Borrower for a first of its kind P3 project in the State of Tennessee, and having the opportunity to work with the University of Tennessee, RISE Development, Brailsford & Dunlavey, RBC Capital Markets, and numerous other professionals to bring UT's growing student population new, state-of-the-art student housing on their core campus in Knoxville.

University of Washington Student Housing Acquisition

Provident is grateful to have the opportunity to play a part in the University of Washington's long-term objectives for its flagship Seattle campus. The acquisition of 2 key properties surrounding campus not only provides students and their families access to housing, but also generates capital for UW to invest in other mission-critical priorities on campus.

Chicago, Illinois

University of Illinois Chicago

Provident Resources Group is once again partnering with the University of Illinois to develop the Grenshaw Street Parking Structure on the Chicago campus, following successful collaborations between 2019 and 2023. This $65.77 million public-private partnership will add approximately 1,050 structured parking spaces, including 200 EV-ready spots and 15 charging stations, to support the growing UI Health facilities. The project is set to enhance traffic flow and pedestrian safety through infrastructure upgrades and is scheduled for completion in August 2026.

Orlando, Florida

University of Central Florida | Valencia College

In a strategic acquisition aligned with UCF and Valencia College’s academic missions, Provident acquired UnionWest—a landmark 15-story mixed-use development at Creative Village in downtown Orlando. Backed by $138 million in tax-exempt and taxable bonds, the transaction drew strong investor demand despite a Ba1 rating, achieving favorable interest rates and ensuring long-term institutional alignment.

Radford University - Radford, Virginia

The Highlander Hotel & Conference Center

Provident has partnered with Radford University to bring a brand new, state-of-the-art hotel and conference center to the area. Located directly across the street from the University's campus, the six-story, 124 room facility brings a much-needed amenity to the University and the surrounding community, while helping further Radford University's academic mission with the advent of its Hospitality Program.

North Carolina Central University - Durham, North Carolina

NCCU Residence Halls

In June 2019, working with NCCU and the rest of our partners, Provident closed on the financing of a multi-phased student housing project located in the center of the NCCU campus in Durham, North Carolina. The Project included the financing and development of 1,274 beds of new and replacement housing for NCCU.

Washington, DC

Howard University - Howard Properties

Provident is proud to have partnered with Howard University, America’s oldest HBCU, to develop, own and operate 2 student dormitory facilities on the University’s Washington, DC campus. The facilities were key components of the University’s 2011 Campus Master Plan, the overarching plan of which was to pull more students closer to the University’s core, as a minority of Howard’ students lived on campus prior to implementing this plan.

Urbana-Champaign, Illinois

University of Illinois - SCCIL Project

Set to open in 2025, this state-of-the-art building will help prepare Illinois students for futures of purpose and impact. A partnership between Gies Business and campus, this hybrid educational facility will be home to much-needed collaboration spaces, traditional and flexible classrooms, informal learning environments, content creation studios, as well as academic offices and support spaces.

Colorado Springs, Colorado

Hotel Polaris - Colorado Springs Hotel at the Air Force Academy

In September 2019, Provident was engaged to serve as nonprofit Owner for an exciting new project outside of the North Gates to the U.S. Air Force Academy. For over two years, Provident worked closely with Blue & Silver, master developer, as well as Matthews Southwest (developer), GE Johnson (GC), CoralTree Hospitality (operator), RBC Capital Markets (underwriter), and many others, to make this project reality.
